Privacy Policy
The Eudy Property Grader (eudy.co) grades rental properties. To do that it needs your financial records, so this page says plainly what we collect, what we do with it, who else touches it, and how to delete it. We do not sell your data, and we do not show ads.
What we collect
- Your account: your email address and, if you give it, your name. You sign in with Google or with a 6-digit code we email you, so every account belongs to a proven email address.
- What you tell us: the property address you type and your answers to the grading quiz.
- What you upload or forward: statements, rent rolls, leases, tax and insurance bills, photos, voice memos and notes. If you connect your property manager, the statements they email to your Eudy address arrive here too, along with the email itself.
- What we produce: your report card, your reports and a month-by-month record of your property's numbers.
- Payments: if you buy a report or an audit, Stripe handles the card. We receive the amount, your email and a reference to what you bought, never your card number.
- Usage: Google Analytics counts which screens are visited, on eudy.co only. We do not send it your email, name, address, file names or anything you type.
What we do with it
- Read your files and write your report. Software drafts the provisional report; a person at Eudy reviews and verifies it when you ask for verification.
- Email you about your own reports and account: that your upload arrived, that a report is ready, that a payment went through. No newsletters unless you ask.
- Answer your questions about your property when you use the coach chat.
- Look up public information about the property, such as a street-level photo, the tax assessment and area rents.
- Let our small team see new uploads and reports so a person can follow up.
We never publish your report. The address-hidden versions exist so that you can share your numbers without naming the building; sharing them is your choice.

We may also disclose information if the law requires it.
Cookies and storage in your browser
One cookie keeps you signed in for up to 30 days. Your browser also remembers your language, the address you typed and which reports you are waiting for. Google Analytics sets its own cookies on eudy.co.
Keeping and deleting
We keep your account, files and reports while your account is open, so that each new statement adds to your property's record. You can delete any uploaded file yourself: on the upload screen, under "Files we've received", press Delete and the file is removed from storage. To delete your whole account, including reports and the property record, email muhan@eudy.co from the address you signed in with; we will confirm when it is done.
Security
Everything travels over HTTPS. Files sit in private storage that only our systems can read; download links we create for our team expire. Staff pages are behind a separate sign-in. No system is perfectly secure, and if something goes wrong with your data we will tell you.
Children
The Property Grader is for property owners. It is not meant for anyone under 18.
Changes
If we change this policy we will update the date above, and we will email you about any change that affects how we use what you have already given us.
