Terms of Service
These terms apply when you use the Eudy Property Grader at eudy.co, which Eudy LLC runs. By creating an account or uploading files you agree to them. Our Privacy Policy explains what we do with your information.
What the Property Grader is
It grades how a rental property performs and suggests ways to improve it. A provisional report is drafted by software from what you send, and every number in it is an estimate. A verified report has been checked line by line by a person at Eudy. Either way, a report is an operating review. It is not an appraisal, an offer, or investment, tax, legal or accounting advice. Talk to your own licensed advisors before you buy, sell, refinance or file anything.
A report is only as good as the documents behind it. Where a number is missing we use a stated estimate or a rule of thumb, and the report says so.
Your account and your files
- You need an account to upload. Keep your sign-in to yourself and give us an email you can receive.
- Only upload documents you have the right to share, about property you own or manage.
- Your files stay yours. You let us store and process them to produce your reports, run your account and keep your property's record. You can delete files at any time, as the Privacy Policy describes.
- Do not use the service to break the law, to upload malware, or to try to reach other people's data.
Prices and payment
- The report card and the short report are free.
- The full five-page provisional report is $20 per property, and unlocks that report on your page.
- The Verified Audit is $500 and includes a person checking the numbers and a call with Muhan Zhang.
Prices are shown before you pay, and Stripe processes the payment. If something you paid for did not arrive or is wrong, email us and we will fix it or refund you.
Changes and availability
We are improving the service often and may change or stop features. We will try to give notice before we stop something you paid for, and we will refund any part of a paid service we cannot deliver.
Responsibility
We work hard to get your numbers right, but the service is provided as it is, without warranties beyond those the law requires. To the extent the law allows, Eudy LLC is not responsible for decisions you make based on a report, and our total responsibility to you is limited to what you paid us in the twelve months before the claim.
Ending
You can stop using the service and ask us to delete your account at any time. We may suspend accounts that break these terms.
Changes to these terms
If we change these terms we will update the date above, and we will email you before a change that affects what you have paid for.
